Strategy

Develop and reposition

ABBAQ focuses on high value-added real estate opportunities, with particular expertise in residential, office and hospitality real estate. From repositioning existing assets to entirely new projects, ABBAQ seeks alternative real estate developments to generate value. With projects ranging from 2,000 sqm to 100,000 sqm, ABBAQ targets a double-digit annualized return through the execution of value-add programs, drawing on its asset management experience to seize opportunities arising from both local and macro considerations. Since 2024, this strategy has focused primarily on repositioning retail parks and distressed commercial assets, favoring the renovation of existing buildings over new construction.

La Défense, Paris

Pascal Towers

70,000 sqm of office space purchased from a Saudi Prince, restructured and leased to the French ministry of the environment and SNCF, then sold to a US investment bank.

Milan

Sheraton San Siro

Acquisition of a 35,000 sqm hotel from a large Italian financial institution in a bankruptcy procedure. The 315-room hotel was fully restructured and rebranded as a Sheraton.

Madrid

Golden Visa Apartments

Four buildings (4,800 sqm) restructured or rebuilt into 36 luxury apartments near Plaza Mayor, sold to Asian investors under the Spanish "Golden Visa" program.

Rome

Ericsson Headquarters

10 buildings (10,000 sqm of office space) on the outskirts of Rome, housing Ericsson's headquarters for southern Europe. Contract extended, part of the land rezoned residential, then sold to a large Italian institutional investor.

Milan

Sheraton Malpensa

4-star hotel with 437 rooms and a conference center for up to 1,100 participants. Took a minority interest in the hotel's management following a debt restructuring led with our partners.

Founder

Lionel Charpentier

A graduate of ESTP in 1997, Lionel began his career at Arthur Andersen before joining the US fund Apollo in 1999 to manage operations in France and Italy. Since 2006, with the creation of Riverside Capital, he has managed investment funds specialized in real estate. Lionel played an instrumental role in numerous major real estate transactions executed by Apollo across continental Europe.
