ABBAQ is a real estate investment and advisory company, founded by Lionel Charpentier, a real estate professional with over 25 years of experience.
ABBAQ is active in the financial repositioning of mid-sized real estate assets, with an eco-responsible approach in growing European markets. ABBAQ also co-invests in larger projects and provides project management and structured financing advisory services. The combination of local knowledge and international exposure creates value in an environment known for its complex practices.
An investment company specialized in the revival of commercial and mixed-use spaces.
Ability to act immediately on any file, from the soundest to the most distressed.
A hands-on approach committed to solving concrete, operational problems.
Financial and operational strength ensuring fast execution of transactions.
City-center retail, peripheral zones and mixed-use assets — brownfields, obsolete or vacant assets.
Native integration of ZAN (zero net land take) and environmental standards (RE2020, Tertiary Decree).
ABBAQ focuses on high value-added real estate opportunities, with particular expertise in residential, office and hospitality real estate. From repositioning existing assets to entirely new projects, ABBAQ seeks alternative real estate developments to generate value. With projects ranging from 2,000 sqm to 100,000 sqm, ABBAQ targets a double-digit annualized return through the execution of value-add programs, drawing on its asset management experience to seize opportunities arising from both local and macro considerations. Since 2024, this strategy has focused primarily on repositioning retail parks and distressed commercial assets, favoring the renovation of existing buildings over new construction.
The relationship we build with our clients and partners is based on trust. Our founding members are well-established entrepreneurs and investors in real estate and structured finance.
A graduate of ESTP in 1997, Lionel began his career at Arthur Andersen before joining the US fund Apollo in 1999 to manage operations in France and Italy. Since 2006, with the creation of Riverside Capital, he has managed investment funds specialized in real estate. Lionel played an instrumental role in numerous major real estate transactions executed by Apollo across continental Europe.
